If you’re selling a property in Scotland, you’ll need to provide a Home Report to your prospective buyers. The only exception is for “new-build” properties on sale for the first time, and newly converted homes that have never been used in their converted state.
The Home Report provides information on the condition and valuation of the property, its energy efficiency, and other essential details. It contains three documents – the single survey, energy report, and property questionnaire:
Single Survey
This provides detailed information about the condition and value of the property and includes an audit of accessibility features, useful for older and disabled people and parents with young children.
Only a Chartered Surveyor has the authority to compile a Single Survey.
Energy Report
By covering a property’s energy efficiency rating and environmental impact in terms of carbon emissions, this report helps potential buyers to compare energy costs between homes.
It also includes recommendations on how to improve energy efficiency and reduce emissions.
Property Questionnaire
This includes information such as council tax band, parking facilities, relevant local authority notices, factoring arrangements, and alterations made to the property.
The seller (or a nominee) completes the Property Questionnaire.
